Local Developer New Roof

THE PROJECT

This high-end property developer, who works on both residential and commercial projects throughout the area instructed us to lay a new tiled roof on a large residential property that they were building. The existing property, an old style bungalow, was demolished and a new two storey home was being built in its place.

THE WORKS UNDERTAKEN

We supplied and fixed warm roof insulation and laid plain clay tiles. Ridge tiles were fixed on traditional cement mortar. We installed Velux windows and completed lead work on the box valley details and abutments. Finally, we completed works to all flat roof areas.

The lead work on this property was extensive and was required to the chimney and the bespoke windows that had been made and fitted. We installed lead flashing around the base of the chimney where the stack met the roof tiles. Without the lead flashing being added here, rain could seep in to the roof and result in leaks over time. This flashing will last the property for decades going forward. The bespoke windows were fitted into the timber wall studded construction, and therefore, lead window trays were required to prevent the windows from leaking into the structure of the property in the future. The Lead window trays were sealed around the windows with Lead too.

Finally, we produced a bespoke Lead box valley to fit the roof. This was manufactured by our lead specialist Reeve. The roof of this property had an unusual design with lots of different elevations and angles, therefore it required a unique box valley to channel rainwater away from the roof and property walls. In general lead work added to properties in the right way, to a good standard, secures them from the elements. It can also be favoured for its attractive finish on parts of a home e.g. dormer and bay windows, door canopies, parapet walls, and roof lights.

THE RESULTS

This was a fantastic project to be involved in and one which we thoroughly enjoyed working on. We have worked with this developer on a number of occasions now and look forward to the next project that we get to undertake with them.
