Residential Roof Replacement

THE PROJECT

We were contacted by a local family who were hoping to purchase a new home, however, it was going to need a new roof. We visited and surveyed the property to provide an estimate of the cost of the works needed.

THE WORKS UNDERTAKEN

Once the sale was complete, we firmed up our quotation to ensure that it met all of our customers requirements. A full, safe scaffold was erected, with further scaffolding added to the highest elevations of the property to enable us to remove two large, disused chimneys. The chimneys were both removed safely below the roofline. These were carefully dismantled brick by brick with hand tools. Timber battens were then added to make the roof structurally sound.

All existing tiles were removed and taken away by local reclamation specialists. We installed upgraded insulation using TLX Gold membrane and treated battens.
TLX Gold is a great, space saving insulation solution. It combines breathable insulation and roofing underlay in the one single layer.

This insulation has a metallic and breathable surface underneath, which reflects heat. This improves thermal performance and eliminates the risk of condensation.

Marley antique brown concrete tiles were used for the replacement roof. These were the most cost effective options for our customer and therefore helped to keep the cost of the overall work down. All valleys and hip bonnets were laid to keep the original aesthetic appearance.

All facias and guttering were changed to maintenance free uPVC. uPVC products have weather resistant properties that help them withstand harsh weather conditions. This also helps to minimise the risk of severe wear and tear.

The garage roof had tired metal sheeting, this was removed and replaced with 18mm decking and a Soprema 3 layer felt system fully bonded. The front façade of the garage was completely re-tiled using Marley antique brown concrete tiles.

The original Velux windows were removed and replaced with new Velux windows and flashing. Velux windows are actually reported to be a great way to make a home more energy efficient, as they are produced with Thermo Technology glazing and high performance materials that form the window construction. This delivers brilliant energy efficiency and insulation, along with an airtight seal.

THE RESULTS
